This position is responsible for general follow through of all daily work orders and preventative maintenance work orders of all buildings and equipment at MMCV and at the health care center. All work is directed through work orders from the Maintenance Supervisor. This position may use the assistance of the Maintenance Helper on large projects and room inspections or repairs.

This position requires follow through and completion of all work orders given to him/her by the Maintenance Supervisor. The position is responsible for the following:

Performs routine maintenance and repair all buildings on campus and the health care center to include plumbing, electrical, mechanical, HVAC units, etc. in accordance with established procedures as directed.

Troubleshoots electrical problems, nurse call system, and fire alarm problems, and HVAC throughout the campus.

Is familiar with and follows through on all testing procedures in accordance with current federal, state and local requirements and keeps records as required.

Uses the Maintenance Helper with P.M.'s, room repairs, special function set-ups..

Completes all preventative maintenance as scheduled and directed. Insures records are carefully maintained and in compliance with current State and Federal regulations.

Trained in specific health care regulations, as well as campus-wide maintenance functions.

Inspects all rooms at health care center on a quarterly basis.

Repairs all items discovered from inspectors.

Records all supplies used and work done on completed work orders.

Prepares health care center for annual State survey.

Inspects and tags electrical equipment and appliances for new residents.

Sets up TV's and VCR's for residents.

Repairs room furniture and furnishings as required.

Moves beds and furniture from room to room and to storage as requested.

Other duties as assigned.
