Description

The role of the RSIP Project Inspector is to inspect homes during construction for compliance to plans and specifications and measure quantities of all installed materials. Responsible for ensuring that construction is in compliance with contract plans and specifications. Normally follows established procedures on routine work, requires detailed instructions on new assignments. Assignments are made by a supervisor but work is carried out without direct supervision. Duties and Responsibilities:

    •  Assist with field measurement appointments if necessary
    • Inspect all materials delivered to home to verify they are in accordance with the approved material submittals, construction modification documents, and RSIP specifications
    • Inspect the homes under construction to verify work is being performed in accordance with the plans and specifications and notify the project manager of any non-compliance items
    • Complete a daily inspection report for each home under construction
    • Verify the correct operation of all windows and doors
    • Initiate field orders where necessary
    • Measure and record quantities of line item work installed in the homes
    • Prepare HVAC duct quantities and generate poundage weight reports utilizing the Quote Soft computer program
    • Complete QA/QC checklist for each home, as well as alert the project manager of any quality or safety non-conformance
    • Conduct punch list inspection with contractor and homeowner
    • Assist Project Manager with final inspection with contractor and homeowner if needed

    • Close visual acuity to use a keyboard, operate office equipment, prepare and review data and figures, and view a computer monitor
    • The ability to work in an upper level of a high-rise office building (Cotter Chicago office and some client offices)
    • The ability to handle temperature changes consistent with inside environmental conditions
    • Mental abilities including remembering, reasoning, concentrating to remain on task, reading, problem solving, managing concurrent tasks, and the ability to understand and follow directions
    • For job duties that require visiting a construction work site, the following is required:
    • Normal color vision
    • The ability to ascend and descend ladders, stairs, scaffolding, ramps, etc., using feet and legs and/or hands and arms
    • The ability to move across uneven surfaces and the ability to maintain body equilibrium to prevent falling on uneven or slippery surfaces
    • The ability to stoop, kneel, or crouch
    • The ability to stand for sustained periods of time
    • The ability to work in confined spaces and narrow passageways
    • The ability to work in high places
    • The ability to handle outside environmental conditions including extreme heat, extreme cold, loud noise levels, fumes, odors, dusts, gases, and oils
Education and Experience:
    • Associates degree preferred and 2 years of construction management or inspection experience is required, preferably in home construction
    • Home inspection certificate a plus
    • Must have own car and insurance and ability to drive up to 300 miles per month
    • Ability to use a computer, the Internet, and project scheduling, word processing, spreadsheet, and email software
