The Field Operations Manager is responsible and accountable for efficient, safe and cost-effective management of all corrective and preventative repairs within University Apartments. Develop strategies for field operation improvements and efficiencies. Under the direct supervision of the Area Facilities Manager of University Apartments South, administer, supervise and inspect all daily maintenance, preventative maintenance, and apartment renovations for 1640 South-Area off-campus apartment units within 5 complexes, as well as the Childcare Center at University Village in accordance with established University and departmental guidelines. Reporting to the Facilities Area Manager, directly responsible for an approximate annual turnover of 50% in Graduate housing. In coordination with supervisor, supervise approximately $43M in revenue and $19M in expenses; UCHS operating budget of $25M in revenue and $8M in expenses, $11M in Capital Improvement, $156k for UCLA Medical Apartments. Hire, supervise, coach, train and evaluate 11 Facilities Mechanics, 4 Residential Services Mechanics, and other career, limited appointment, temporary, or student staff as needed. Responsible for coordinating, assisting, and implementing projects and corrective repairs of specified new construction and four-wall renovation projects currently planned by UCLA Housing. Responsible for establishing and maintaining cohesive working relationships with internal and external stakeholders to maintain an efficient and effective organization capable of contributing assurances of full occupancies as well as employee and customer satisfaction. Work within Maximo (the department wide Enterprise Asset Management software) to properly distribute, coordinate, and compile accurate tracking data. Manage the Housing Maintenance safety program, including the coordination of Safety Committee and monthly safety trainings. Work with other Field Operations Managers, and EH&S to meet required departmental training benchmarks. Complete other duties as assigned.


1. Skill in setting priorities, which accurately reflect relative importance of pending facility maintenance repairs. Required 2. Ability to establish and maintain cooperative working relationships with staff members, subordinates, managers and administrators. Required 3. Skill in coordinating and supervising maintenance staff including delegating responsibility, training and evaluating performance. Required 4. Skill in preparing planning documents and recommendations for annual major maintenance projects. Required 5. Skill in preparing, monitoring and maintaining an annual operating budget. Required 6. Skill in preparing financial reports and annual cost projections. Required 7. Skill in scheduling and implementing preventive maintenance programs and files. Required 8. Skills and knowledge in establishing and implementing energy conservation programs. Required 9. Skill in interpreting construction documents such as bid contracts, general conditions, agreements, specifications and architectural drawings. Required 10. Skill and knowledge in managing a complex, ongoing facility capital improvement program. Required 11. Skill in managerial techniques to effectively utilize staff in roles responsible to the development and implementation of a designed maintenance program. Preferred 12. Working knowledge of university forms, policies, procedures and ability to process forms required to accomplish various transactions. Preferred 13. Ability to communicate effectively through written reports and oral presentations. Required 14. Working knowledge of and skill in painting, carpentry, plumbing, electrical, HVAC equipment and repairs. Required 15. Knowledge of power distribution systems. Required 16. Skill in basic drafting and design technique methods and procedures used in the areas of electrical, mechanical, architectural and civil engineering. Preferred 17. Knowledge of fire, safety and building codes. Required 18. Ability to stand, climb, stoop, push, pull, and crouch for extended periods of time, as required to complete job assignments. Required 19. Ability to lift items weighing up to 50 pounds. Required 20. Ability to drive a pick-up truck and/or van. Required 21. Must have and maintain a valid California Driver's License. Ability to travel to various complexes within University Apartments as well as to and from a variety of locations on campus. Required 22. Skill with Network based Personal Computing software such as Microsoft Word, Excel, Access, and PowerPoint. Includes experience with relational database applications. Required 23. Demonstrated ability to read, write, and speak English. Required
