Position Summary

The Senior Director of Sales (SDOS) serves as a high-impact sales leader focused on driving occupancy growth, stabilizing communities, and supporting sales performance throughout Indiana. This role is designed for an experienced senior living sales professional who thrives in direct selling environments and has a proven track record of converting leads into move-ins.

This is not a regional management role. The SDOS is expected to remain actively involved in the sales process daily, including lead management, tours, outreach, lease signings, events, and relationship development.

The Senior Director of Sales will initially focus on-site Monday through Friday at the Northside Indianapolis community, driving occupancy growth and supporting census stabilization efforts. Once occupancy goals are achieved, this role will transition into supporting additional Indiana communities experiencing sales vacancies, occupancy challenges, onboarding needs, or training opportunities.

The ideal candidate is competitive, goal-oriented, operationally aware, and confident in their ability to close sales and drive results in fast-paced senior living environments.

Essential Duties and Responsibilities

Direct Sales Leadership

  • Manage the full sales cycle from initial inquiry through move-in.
  • Conduct professional community tours that create urgency and emotional connection with prospective residents and families.
  • Build strong customer-focused relationships while guiding prospects through the sales process.
  • Execute all aspects of the sales process including discovery, overcoming objections, follow-up, and closing techniques.
  • Maintain consistent lead management and follow-up within the CRM system.
  • Conduct lease signings and facilitate a seamless move-in experience.
  • Collaborate with Executive Directors and operational leaders to achieve occupancy and revenue goals.
  • Provide daily sales updates and communicate occupancy strategy progress to leadership teams.
  • Pull and analyze sales reports including lead activity, conversion ratios, occupancy trends, and move-in metrics.
  • Maintain strong accountability around pipeline management and sales execution.

Occupancy Growth & Community Support

  • Drive census growth through aggressive and strategic sales execution.
  • Support underperforming communities or communities experiencing leadership vacancies.
  • Assist with occupancy recovery plans and stabilization efforts.
  • Evaluate local market conditions and competitive positioning to maximize sales opportunities.
  • Support communities with event execution, outreach initiatives, and referral development.
  • Identify sales barriers and develop action plans to improve performance.

External Business Development

  • Build and maintain relationships with referral sources, hospitals, physicians, rehab centers, and local community partners.
  • Conduct professional outreach and networking activities to generate qualified leads.
  • Plan and execute local marketing events and community engagement opportunities.
  • Properly document referral activities and professional relationships within the CRM system.

Travel & Multi-Site Support

  • Travel throughout Indiana based on community sales and occupancy needs.
  • Provide temporary sales coverage during vacancies or transitions.
  • Support onboarding and mentorship of new Directors of Sales.
  • Assist with sales process training and accountability initiatives.
  • Adapt quickly to different communities, operational styles, and market conditions.

Leadership & Professionalism

  • Participate in leadership meetings and community initiatives as assigned.
  • Maintain professionalism and integrity in representing LakeHouse Senior Living.
  • Stay current on senior living industry trends, occupancy strategies, and sales best practices.
  • Support a culture of accountability, collaboration, and performance excellence.
  • Perform additional duties as assigned.

Qualifications

  • Minimum of five (5) years of direct senior living sales experience required.
  • Proven success in Independent Living, Assisted Living, and/or Memory Care sales environments.
  • Demonstrated history of achieving occupancy and revenue goals.
  • Strong closing skills and ability to convert leads into move-ins.
  • Experience working within CRM systems and managing sales pipelines.
  • Strong communication, presentation, and relationship-building skills.
  • Ability to work independently while adapting to changing business needs.
  • Willingness to travel throughout Indiana as needed.
  • Bachelor's degree in Marketing, Business, Public Relations, or related field preferred.

Compensation Summary

LakeHouse Senior Living is a performance-driven organization, and the Senior Director of Sales role is designed for a sales leader who thrives in a results-based environment.

Base Compensation

A competitive base salary that provides stability while leading occupancy growth initiatives and supporting sales performance across Indiana communities.

Incentive & Commission Structure

This is a true pay-for-performance role. Commission and bonus opportunities are uncapped, allowing high-performing sales leaders to significantly increase earnings through strong sales execution, occupancy growth, and sustained community performance.

Additional Support

  • Mileage and travel reimbursement provided
  • Opportunity for expanded incentive earnings based on performance and occupancy results
