Job Summary

The Senior Project Manager is responsible for planning, directing, managing and providing oversight of organizational design and construction projects to ensure that organizational goals and objectives are accomplished within prescribed schedules and budget parameters. Directs the work of Construction Managers and Supervisors and provides coaching and training to department staff. Effectively communicates with project owners (Administrators & hospital directors), architects, engineers, field staff, technical staff, municipalities, regulatory agencies, and contractors to keep projects on schedule and budget.

Minimum Qualifications

Minimum Education: Bachelor's Degree 
Minimum Years of Experience: 10 Years of Experience in Construction Project Management
Substitutable Education & Experience: Bachelor's Degree and 10 Years of Experience in Construction Project Management may be substituted for a 2 Year Business or Technical Degree with 12 Years of Experience in Construction Project Management 
Required Certifications/Licensure: None.
Required Training: Proficient in MS Word, Outlook, and Microsoft Office tools;

Knowledge of Applicable Project Management Software

Essential Functions

1.    Responsible for ensuring the safety of hospital construction team members by furthering a culture of training and education to maximize a commitment to safety by all staff.
2.    Provide detailed constructability reviews of project documents; make recommendations.
3.    Advise, consult, lead and provide feedback on the development of construction procurement documents, including plans, construction phase consulting services, and contractor responsibilities.
4.    Prepare RFP's, summarize proposals and make recommendations on contractor selection to the Director of Construction.
5.    Participate in and/or lead project evaluation and consultant selection for applicable procurements.
6.    Manage day-to-day work on multiple projects simultaneously in construction phases; coordinate and make recommendations regarding status of work.
7.    Attend and actively participate in partnering sessions with contractors, agencies, and organizations to obtain feedback on Agency performance and effectiveness; represent organizational needs; and develop strong working relationships throughout the industry.
8.    Represent the organization in Value Engineering studies on projects in development.
9.    Assist in the development of project procurement documents for various delivery methods, and other innovative project delivery methodologies.
10.    Represent the organization in reviewing contractor requests through formal or informal processes and provide prompt responses to keep projects on schedule.
11.    Responsible for providing regular detailed reporting/metrics on existing projects, resource allocation, project status completion statistics, any variances to plan, schedule, budget and forecasting of future needs.
12.    Review and routinely monitor project work to ensure that progress is within expected guidelines and is completed on time and within budget. Finds solutions to maintain schedule and budget challenges.
13.    Review and provide recommendations on potential Change Orders on projects and processes per contractual requirements, providing detailed analysis of impacts to the organization's budget and schedule.
14.    Directly responsible for and oversees the efforts of LMC construction project managers to ensure the quality, reliability and timeliness of their work. Provides coaching and training to other LMC construction project managers as necessary. 

Duties & Responsibilities

15.    Regularly reviews project schedules, analyzes and monitors construction progress to determine impacts to schedules and provides feedback to Director of Construction and the Administrative team.
16.    Regularly attends and / or leads detailed project meetings with General Contractors, consultants, subcontractors and outside agencies to ensure organizational goals are achieved.
17.    Enforce contractor compliance with contracts for reporting, environmental requirements, scheduling, and invoicing.
18.    Work with General Contractors to define the roles of project team members, project reporting structures and frequency of interaction.
19.    Monitor and communicate project-related issues, scope changes, variances and contingencies that may arise during the construction of projects to, (as appropriate) the Director of Construction, the Director of Engineering and the Assistant Vice President of Facility Services.  Responsible for developing, recommending and facilitating amicable solutions.
20.    Responsible for effectively communicating with project partners, project stakeholders, hospital staff and when necessary, the general public.
21.    Responsible for resolving conflicts between the General Contractors, subcontractors, engineering consultants and hospital “owners”/directors. Assumes a lead role in any dispute resolution activities occurring on assigned projects.
22.    Responsible for monitoring consultant and contractor progress and performance, review and approves invoices, and resolve payment and project disputes.
23.    Coordinate project management matters, both current and future.
24.    Work with LMC Legal Department on project management, contract provision, terminologies and disputes issues.
25.    Participate in contractor evaluation, bid analysis reviews, and award recommendation.
26.    Responsible for preparing and presenting project updates/overviews to the Administrative Team, Building Committee, and outside agencies and organizations.
27.    Complete any other job-related duties as assigned.
