Responsibilities

Position Summary:
Directs the daily activities of the Maintenance Technicians, orders and controls supplies, tracks inventory, analyzes data and prepares effectiveness reports. Provides management of community projects according to scope and deliverables. Manages the Maintenance department in absence of the Director of Engineering, Director of Facilities Management or Assistant Director of Engineering, where applicable. Performs other duties as assigned. This is a safety sensitive position.

 

Principal Accountabilities / Essential Job Functions:
• Provides direct supervision of Maintenance Technicians, assigns duties, schedules shifts to ensure the operations and maintenance of the community building structure and systems (including life safety systems, building automation systems and equipment including electrical, heating/cooling, plumbing and refrigeration) to standards and policies.
• Responsible for interviewing, hiring, training, scheduling, supervising, evaluating, disciplining and terminating employees.
• Provides ongoing mentoring and staff development.
• Carries out inspections of the facilities to identify and resolve issues.
• Checks electrical/ life safety systems of buildings to ensure functionality.
• Plans and manages all repair and installation activities.
• Monitors equipment inventory and places orders when necessary.
• Monitors expenses to ensure they are within budget.
• Manages relationships with contractors and service providers.
• Ensures compliance with health and safety policies.
• Monitors quality assurance.
• Schedules, assigns and verifies that all Preventive Maintenance tasks are completed properly, as scheduled.
• Completes maintenance logs and schedules.

• Ensures regulatory required testing and documentation is completed.
• Manages and /or completes daily chemical testing of the following areas: boiler, cooling tower, condensate return system, closed loops, open loops, pool and spa.
• Manages, inspects and responds to alarms within the building automation system and fire life safety system.
• Coordinates equipment and system inventory to support capital projects as needed.
• Assists in developing Safety Rules and procedures.
• May be required to use vehicle to pick up parts and supplies.

Qualifications

Key Competencies:
• Must be able to assess critical situations, respond and delegate solutions to those situations effectively.
• Must have a thorough knowledge of all facets of construction and the building trade.
• Demonstrates ability to supervise, lead and manage employees.
• Must have excellent oral and written communication skills.
• Must be proficient in Microsoft Office.
• Demonstrates knowledge of State and Federal regulatory requirements.
• Demonstrates knowledge of computerized preventative maintenance program and work order programs.
• Uses a client and customer-focused approach to problem solving and goal setting.
• Must be courteous and be able to deal with various demands, pressures, and complaints from residents, staff, guests, and contractors.
• Demonstrates patience and the ability to deal with the stress and needs of older adults.

 

Education and Experience:
• Education: High school diploma or G.E.D. equivalent is required. Associate Degree in related field or equivalent years of experience in the field is preferred.
• Work Experience: Minimum 5 years of experience in Building Maintenance in any of the following trades HVAC, Plumbing, Carpentry or Electrical, is required. Prior supervisory experience is required.
• Licensure / Certification: Must possess a valid and current driver's license, where applicable. Universal Refrigerant certification is preferred. AFE (Association of Facility Engineers) Plant Supervisor certification is preferred.


Pay Range

USD $65,899.00 - USD $82,362.00 /Yr.
