 Area Maintenance Supervisor  General Statement of Duties: This position is a roving role within the Region 5 portfolio located in Southeastern Massachusetts and may also provide support across the broader Eastern Massachusetts portfolio. Emergency on-call and snow removal coverage may be required based on business needs, The Area Maintenance Supervisor is responsible for overseeing and supporting maintenance operations and teams across multiple properties, as assigned, including maintenance safety and compliance with injury prevention and company policy, work order management, turnover management, capital project execution including RFP development and bid reviews, and preventative maintenance. This role ensures the consistent delivery of high-quality maintenance services while supporting all efforts to enhance the value of each property. The Area Maintenance Supervisor will also support maintenance budget adherence and plays a key role in enhancing maintenance services across all properties within their assigned area. Supervision Received: Reports to Senior Director of Maintenance and Facilities or Regional Maintenance Director, as assigned. Supervision Exercised: None unless assigned by the supervisor(s). FLSA Status: Non-Exempt Essential Functions of the Position: (Any one position may not include all the duties listed, nor do the listed examples include all duties that may be found in positions of this class). Maintenance Responsibilities Assists, supports, and oversees the maintenance function at multiple sites in support of the organizations objectives to influence positive outcomes. Assists and supports in strategic oversight of temporary staffing and resourcing for inspections and short staffing situations including agency related physical plant inspections. Oversees daily maintenance operations, ensuring timely completion of work orders, apartment turnovers, preventive maintenance, and life safety inspections across assigned area. Analyze, track, and interpret work order production across assigned sites. Provides troubleshooting support for complex or escalated maintenance issues. Assists with training and mentoring maintenance staff. Monitors inventory and purchases of maintenance supplies. Reviews purchase orders, requisitions, and contracts for maintenance equipment, supplies, and services. Assists in the creation, management, and adherence to area maintenance budgets. Conducts apartment and property inspections. Monitors, assists, and verifies the completion of preventive maintenance in accordance with set schedules. Monitors, assists, and verifies the completion of life safety inspections across multiple properties in accordance with set schedules and Beacon's Crisis Response and Preparedness plan. Oversees, supports, and assists with managing property emergencies such as snow emergencies, fires, and floods. Provides high level apartment turnover support in the form of training, scheduling, and implementing overall best practices to achieve corporate turnover expectations and targets. In conjunction with or in the absence of a Maintenance Supervisor; schedules, completes, and coordinates repairs with external vendors as needed. Adheres to and trains team members in procurement best practices through inventory control, pricing comparisons and utilization of approved procurement vendors to maximize efficiency while minimizing costs. Coordinates the pick-up and delivery of supplies. May use company vehicle or personal vehicle when necessary. As needed, or in the absence of site staff, completes daily operations of work orders, apartment turnovers, trash duties, and all other maintenance duties as necessary to maintain normal site operations. Assists with emergency on-call rotation and after-hours maintenance in accordance with business needs. Participates in emergency on-call rotation. As needed or based on business needs assists with snow removal. Preserves and respects resident and applicant confidentiality. General Responsibilities Fosters a positive, active, and collaborative relationship with residents, communities, and associated agencies. Promotes positive Beacon culture. Enforces and adheres to company policies, rules, and regulations. Works patiently, professionally, and cooperatively with residents and staff. Preserves and respects the confidentiality of resident information. Minimum Qualifications Education, Training and Experience: Any combination of education, training and experience which demonstrates ability to perform the duties and responsibilities as described, including 5-7 years of related building or property maintenance supervisory work experience. Certified apartment Maintenance Technician preferred. Designated certifications where required for property type. Qualifications and Skills: Knowledgeable and skilled in the safe use of hand tools and small power tools. Ability to manage maintenance staff. Must possess neat and orderly work habits. Maintains a valid driver's license. Possesses adequate knowledge of plumbing, electrical, carpentry and heating standard practices. Professional demeanor and solid interpersonal skills. Ability to handle emergency and pressure sensitive situations due to complexity and time sensitivity when resolving problems. Physical Capabilities: Candidate must be able to lift 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc. Beacon Core Competencies required for all positions: Teamwork, Integrity/Ethics, Dependability, Customer Focus, Adaptability/Flexibility. Compensation: $39.50 - 42.50 per hourActual compensation is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
