Regional Maintenance Director, Corporate Office - Pittsburgh, PA
General Statement of Duties: Takes on a team approach to successfully manage and support the maintenance teams at assigned properties. Maintains a fast-paced schedule which may include monthly overnight travel. Responsible for the overall maintenance operations of assigned properties. Provides technical and troubleshooting assistance to Maintenance Supervisor's within the assigned portfolio.
Supervision Received: Reports directly to the Regional Vice President.
Supervision Exercised: Supervises direct reports as assigned.
FLSA Status: Exempt
Essential Functions of the Position:
- Fosters a positive, active, and collaborative relationship with residents, communities, and associated agencies. Promote positive Beacon culture.
- Enforces and adheres to company policies, rules, and regulations.
- Works patiently, professionally, and cooperatively with residents and staff. Preserves and respects the confidentiality of resident information.
- Indirectly supervises maintenance team members and contractors at assigned properties.
- Assists with recruiting, hiring, and promoting maintenance staff.
- Assists and supports in performance management of maintenance staff to achieve desired outcomes
- Complete formal onboarding of direct reports and Maintenance Supervisors at assigned properties.
- Organizes and facilitates training opportunities for maintenance team members.
- Troubleshoots problems with scheduling and daily operations at assigned properties.
- Reviews and tracks KPI's (work order, unit turns, preventive maintenance) at assigned properties.
- Visits assigned properties at least quarterly.
- Conducts annual property inspection and reports.
- Conducts annual safety audits for assigned properties.
- Conducts annual vehicle audits for all vehicles at assigned properties.
- Conducts annual audit of preventive maintenance schedule for assigned properties.
- Ensures all required life safety inspections are completed for assigned properties, and deficiencies are repaired promptly.
- Takes a strategic approach to prepare properties and their teams for REAC's/NSPIRE and agency inspections. Complete pre-REAC inspections and complete quality control inspections of work executed by team members.
- Prepares, maintains, and adheres to maintenance and capital improvement budgets.
- Prepares contract documents (scope of work, RFP, COI) and executes capital improvement work.
- Coordinate disaster recovery efforts at assigned properties.
- Supports properties dealing with environmental hazards.
- Assists in the implementing of energy and utility savings initiatives.
- Assists Procurement to obtain bulk pricing of supplies and/or services.
- Leads maintenance efforts related to property acquisitions.
- Works with Development on new construction startups and attends construction meetings.
- Inspects new construction units.

Minimum Qualifications:
Education:
- High School Diploma or GED required.
- Bachelor's Degree or Certificate in facilities management, engineering, architecture or similar discipline is preferred.
- Proficient with Excel, Yardi and other systems as required.
Experience:
- Five years of related property maintenance or construction supervision work experience.
- Designated certifications where required.
Qualifications and Skills:
- Ability to manage and supervise maintenance team members.
- Ability to manage priorities and tasks for assigned properties.
- Must possess analytical skills along with neat and orderly work habits.
- Maintain a valid driver's license.
- Possess adequate knowledge of plumbing, electrical, and heating systems.
- Able to maintain a fast-paced schedule.
- Must be available to support the team and provide support and assistance 24 hours per day, seven days a week (excluding vacations or personal emergencies).
- Ability to handle emergency situations and pressure due to complexity and time sensitivity.
- Ability to be an active team member within the Company.
- Ability to preserve and respect resident and applicant confidentiality.
Physical Capabilities:
- Candidate must be able to lift 50 pounds, climb and work on ladders, work with arms raised overhead, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.
