Job Profile Summary This position is responsible for providing excellent facility maintenance by ensuring that the facilities are operating at their peak performance and ready to serve the customers every day. This is accomplished by conducting excellent maintenance and repairs on HVAC, electrical and plumbing equipment, regulating building temperatures through the BAS, repairs to the furniture, interior/exterior building infrastructure and equipment. This role will be responsible to provide facility maintenance services to 10 clinics (6 Houston and 4 Dallas). Must be able to travel to Dallas at least 2-3 days per month or as needed. Normal working hours will be 8am-430pm Monday-Friday and available to work overtime as needed to include nights and weekends. Must have your own vehicle to transport tools and supplies to the clinic. - Conduct routine and emergency maintenance on building systems, HVAC, electrical, and plumbing.
- Perform regular inspections (as scheduled in the CMMS) to identify and fix potential issues.
- Perform general routine and repetitive maintenance on the facility infrastructure: painting, drywall, floor/ceiling tile, etc...
- Respond to tenant requests and emergency situations per the established SLAs.
- Prioritize workload across portfolio based on criticality
- Coordination and oversight of external vendors and contractors for specialized work.
- Ensure compliance with company, city, state and federal safety standards and building codes.
- Maintain accurate maintenance records in the CMMS for all critical asset work orders (PM, CM, Inspections, etc.).
- Conduct root cause analysis on equipment and part failures to minimize a recurrence of the issue and impact on the facility.
- Review and analyze KPI metric monthly reporting
- Key liaison to site directors and business leaders
- Maintain min/max of components and consumable parts to minimize extended downtime and expediting fees.
- Ensure that all company supplied tools are accounted for and are serviceably maintained to complete work tasks. Tools deemed to be unserviceable are to be reported to your manager and taken out of service immediately.
- Build a positive relationship with each Site Director and keep them up to date on work tasks being completed within their facility.
- Stay up to date on all assigned companies' required training.

Required Job Qualifications:
- Must have EPA 608 certification.
- 5 years' experience troubleshooting, maintaining and installing heating, ventilating, air conditioning, refrigeration, and/or electrical and plumbing systems.
- Experience installing and trouble-shooting high and low voltage (120v, 240v and 480v single and 3 phase) electrical wiring and equipment.
- Extensive experience in planning and selecting correct material to complete basic handyman services: repairing drywall, painting, tiling, internal/external door repairs, plumbing and electrical fixtures, etc.
- Experience reading and interpreting electrical, mechanical, construction and/or plumbing diagrams and plans.
- Experience moving heavy equipment up to 50 pounds.
- Ability to work at heights and on ladders.
- Clear and concise interpersonal, verbal, and written communication skills.
- PC proficiency includes Word, Excel, PowerPoint, and OneNote.
- Facilities Engineers are required to be in the office 5 days per week to support the day-to-day business needs of our operations.
- Valid driver's license, good driving record.
- You must have reliable transportation to visit clinics in assigned area.
- Ability to work overtime and on weekends as needed.
- Facilities Engineers are required to be on call 24/7 and reside within 1 hour from their main office location to effectively respond to after-hour emergencies requiring immediate attention.
- The ability to travel at least 3 days per month or as needed to complete assigned maintenance tasks.
Preferred Job Qualifications:
- Technical degree in a building trade (electrical, plumbing, HVAC)
- Master Electrician or Plumber license
- IFMA certifications (CFM, FMP and SFP)
