BELLAMAR LANCASTER IS HIRING A  BUILDING SERVICES DIRCTOR!  

 MON-FRI  8am-5pm- 1 hour lunch break -  ON CALL with possible weekend  hours.

Responsibilities:

  • Work closely with the Executive Director to maintain the building. 
  • Supervises the maintenance of the buildings, grounds, housekeeping,  and mechanical assets of the Community.
  • Responsible for the execution of all housekeeping, laundry and transportation services throughout the community in accordance with established guidelines in community policy and procedures.
  • Responsible for the total operation and maintenance of the campus. Supervises the maintenance of Community buildings. 
  • Develops vendor relationships and works with the Executive Director to have them negotiates contracts for maintenance services when appropriate. 
  • Conducts inspections on apartments prior to occupancy. Executive Director to sign off on rent ready apartments.
  • This is an on call position. May receive after hours calls for maintenance emergencies. Will inform Executive Director of any calls for overtime approval. 
  • Works with the TELS system to implements a comprehensive preventative maintenance program and follow their set work order system.
  • Plans, organizes, develops and leads the overall housekeeping/laundry operations in accordance with federal, state and local laws. Executive Director to approve changes and needs to adjust budget.
  • Processes and submits monthly expenses and budget data timely.
  • Maintain monthly budget in SharePoint spenddown and with Executive Director to implements plans of savings if any. 
  • Work with Executive Director on any state on any action for deficiencies.
  • Completes team member staffing and scheduling according to operational and budgetary guidelines.
  • Ensures transportation vehicles are maintained in good working condition. Have vehicles regularly inspected to ensure safety and cleanliness.
  • Oversees that all passengers are safely driven from community area to destination according to schedule.

Qualifications:

  • High School Diploma is required. Bachelors/Technical degree in related field is preferred.
  • Two Years maintenance supervision experience is required. Four years maintenance supervision experience is preferred.
  • Proficient in Microsoft Office/ Office  is required.
  • Ability to handle multiple priorities is required.
  • Provides leadership by exhibiting confidence in self and others; inspires and motivates others to perform well is required.
  • HVAC experience or training is preferred.
  • TELS System knowledge is preferred.
  • Working knowledge of machinery, tools, repair techniques, plumbing and related repair is required.
  • Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness is preferred.
