THE IMPACT YOU CAN HAVE:
As a key member of Ulta Beauty's Facilities Management team, the Property Manager will help ensure our retail stores remain safe, clean, and fully operational. In this highly visible role, you will serve as the primary liaison between Ulta Beauty and our landlords and property management teams, driving timely resolution of building and infrastructure issues to uphold our brand standards across all locations.
YOU'LL ACCOMPLISH THESE GOALS BY:
Drive resolution of landlord-responsible repairs impacting store operations, leveraging our computerized maintenance management system.
Interpret and communicate lease obligations to internal stakeholders to ensure compliance and accountability.
Collaborate with Facility Specialists to address and resolve landlord/tenant responsibility concerns.
Draft and manage professional correspondence with landlords regarding property matters.
Support internal partners—including Store Operations, Legal, and Construction—in resolving property-related disputes and issues.
Coordinate with landlords on special initiatives such as HVAC retrofits, parking lot lighting upgrades, and public appearance needs.
Monitor and document the condition of mall common areas, ensuring they meet operational, safety, and visual standards.
Respond to requests and communications from mall management, municipalities, and governmental agencies.
Develop and maintain site-level documentation, including equipment lifecycle data, maintenance history, and notable facility events, to support Real Estate and Facilities teams.
Partner cross-functionally with Construction, Energy Management, Legal, and Finance to align on business initiatives, support strategic projects, and fulfill reporting needs.
THE ESSENTIALS FOR SUCCESS:
The ideal candidate will bring a strong mix of technical knowledge, business acumen, and relationship management skills to thrive in a fast-paced retail environment. Qualifications include:
Bachelor's degree and/or 5 plus years of experience in retail property management
Proven problem-solving abilities and sound judgment in managing complex situations
Strong organizational skills with the ability to influence and collaborate across teams
Excellent verbal and written communication skills
Demonstrated success in process improvement and project management
Ability to collect, analyze, and present data effectively to support decision-making
Strong financial and business acumen
Proficiency in Microsoft Excel and PowerPoint; knowledge of Microsoft Access is a plus
Flexibility to work from the Bolingbrook corporate office at least six days per month
Willingness to travel occasionally (5–10%)

The pay range for this position is $77,600.00 - $91,000.00 / Year with the opportunity for eligible associates to earn additional compensation pursuant to the Company's bonus plan. Exact pay will be based on factors including, but not limited to relevant education, qualifications, certifications, experience, level, shift, geographic location, and business and organizational needs. Full-time positions are eligible for paid time off, health, dental, vision, life and disability benefits. Part-time positions are eligible for dental, vision, life, and disability benefits.
