THE IMPACT YOU CAN HAVE
Our Legal, Risk and Governance team seeks an experienced paralegal with technical expertise in retail real estate leasing to provide legal support to our Growth & Development (G&D) business partners who are responsible for new store development and management of our existing fleet. This position supports critical functions of the real estate legal team that include tracking and managing lease critical dates, negotiating and drafting use restriction waivers and related lease documentation, and leading the SNDA and estoppel processes. This requires proven expertise in preparing and reviewing lease-related legal documents, ensuring compliance with strict deadlines, and closely coordinating with G&D and other stakeholders. The ideal candidate will possess strong organizational skills and a solid background in retail leasing and commercial real estate.
YOU'LL ACCOMPLISH THESE GOALS BY:
- Negotiate and draft lease documents including amendments, notices, and letter agreements, perform lease reviews and related due diligence, proof and confirm lease and abstract data, collaborate with internal partners to secure due diligence and approvals, negotiate with landlords, property managers, and third-parties, and track projects and update progress in concert with other stakeholders.
- Manage lease critical dates and deadlines to minimize risk to Ulta Beauty. Draft and process lease renewal option notices pursuant to monthly real estate committee approval as well as notice date and expiration date extension agreements in coordination with G&D strategy. Notify internal partners of pending and urgent deadlines, follow up on approvals, and attend weekly G&D meetings to report on progress. Regularly monitor and update multiple sources to track lease expiration and renewal dates.
- Lead the negotiation and documentation of SNDAs and estoppels relating to the existing store fleet. In concert with internal partners, implement and maintain appropriate processes to ensure proper due diligence and timely execution and delivery of documents in compliance with lease requirements. Implement quality control measures to ensure accuracy. Maintain and enhance, as appropriate, SNDA and estoppel templates consistent with best practices and update relevant reporting.
- Review and accurately interpret lease documents to determine requirements relating to exclusives, use restrictions, protected areas and estoppel/SNDA requests as well as ad-hoc reviews in response to queries from internal stakeholders.
ADDITIONAL RESPONSIBILITIES:
- Attend monthly real estate committee meeting to track and report approvals of lease actions concerning critical dates.
- Support the maintenance and accuracy of the portfolio management system and legal file and participate in projects relating to the same.
- Assist in special projects and/or perform other duties as assigned by the Senior Counsel, VP Assistant General Counsel, or Chief Legal Officer.
THE ESSENTIALS OF SUCCESS
- Paralegal certificate from an accredited program.
- 7 to 10 years of real estate legal experience, including a background in retail leasing transaction.
- Licensed Notary. If not a notary, the Company will cover cost to become one.
- Thrives in a high volume, fast paced environment. Highly organized with exceptional attention to detail. Able to balance multiple, detailed tasks simultaneously, prioritize appropriately and delegate to available resources.
- Ability to work independently and proactively. Collaborates effectively within a team.
- Proficient in document drafting and reviewing contracts and agreements pursuant to deal terms.
- Process oriented and ability to create and/or recommend standard operating procedures.
- Excellent written and verbal communication skills.
- Must have a working knowledge of real estate systems, contract management systems, and Microsoft Office applications.

The pay range for this position is $77,600.00 - $102,700.00 / Year with the opportunity for eligible associates to earn additional compensation pursuant to the Company's bonus plan. Exact pay will be based on factors including, but not limited to relevant education, qualifications, certifications, experience, level, shift, geographic location, and business and organizational needs. Full-time positions are eligible for paid time off, health, dental, vision, life and disability benefits. Part-time positions are eligible for dental, vision, life, and disability benefits.
