The primary function of the Construction Manager is to implement all phases of due diligence, construction, and scheduling of construction projects for Bob's Discount Furniture. The Construction Manager will manage the construction efforts for new store and distribution center construction, and miscellaneous projects. The Construction Manager will have the ability to effectively communicate with department heads, vendors, code officials and team members to ensure appropriate coordination of every aspect of construction projects.

Job Responsibilities

o Assist with design process for new stores
o Coordinate with vendors (lighting, flooring, etc.)
o Design / coordinate with local regs. / building & pylon signage
o Participate in store due diligence process
o Manage competitive bid process for new stores
o Create bid form template for each store
o Write project-specific Invitation to Bid for each store
o Create bid comparison spreadsheet for each project
o Vet contractors' proposals, value and scope for bids received
o Make recommendation to upper management for which GC to contract with
o Manage construction of new stores and distribution centers
o Coordinate permit approvals process
o Weekly job visits
o Document construction progress (photos, etc.)
o Handle issues (problems and/or unforeseen circumstances) that arise during construction
o Review invoices
o Process change orders
oCoordinate and implement visual merchandising needs
o Review submittals from contractors and suppliers
o Deal with landlords (for landlord / tenant work coordination)
o Coordinate with utility companies
o Coordinate with vendors
o Work with corporate purchasing to order & schedule all BDF-supplied materials & goods
o Oversee and coordinate IT & LP vendors
o Work with store setup teams prior to openings
o Work with promotions company for G.O. decorations
o Maintain project schedule
o Cost reconciliations during construction & after project completion
o Project closeout for completed jobs
o Receive owner's manual / warranty packages
o Work with contractors, vendors and municipalities to obtain signoffs & CO
o Review contracts & proposals
o Assist with construction budgets for new projects
o Assist with value engineering opportunities

Required Qualifications

o 5+ years of big box retail construction project management experience
o Extensive knowledge of the construction industry, terminology, codes and design disciplines as well as the ability to read, understand, and apply construction standards and plan sets
o Excellent problem solving abilities, ability to multi-task, exceptional interpersonal skills and the ability to effectively manage the timely, cost effective, successful completion of projects
o Proficient in organization, time, and project management with ability to manage multiple priorities, complete all required documentation/paperwork, and provide timely and accurate project status reporting while traveling
o Willingness and ability to travel
o Working knowledge of Microsoft Office, Microsoft Project and AutoCAD
